What should you expect from any real estate sales agent?

Well, when you're paying anywhere from 10,000 dollars and more for
commissions, here's what you should be looking for from your agent.

1. Is on top of dates, contingencies and deadlines with purchase and sales
agreements, mortgage approval process, home repairs, inspections,
appraisals, and any paperwork required in the process.

2. Will help you get your home ready for showing and for sale. They give
honest and helpful feedback about what will be good points to potential
buyers and let you know how to help clean up the home. A good agent will
even have props such as lamps, pictures, plants, and inviting items like
these.

3. Returns calls and emails quickly and answers questions completely.

4. Will negotiate the commission, if she is handling the sale of one home
and the purchase of another.

5. Studies your house and your situation, including the neighborhood, size
and location of land sloping and water run-off, water heater, furnaces,
the ages of the appliances, and any noticeable discoloring like water
stains.

6. Even after the closing, makes sure you get your paperwork, checks and
any documents. And, yes, answers questions after they have the commission.

7. Negotiates fairly and ethically and complies with the rules of a realtor.
This is maybe the most important, where an agent has the ability to make
this an enjoyable process or a living nightmare. A buyer wants to buy and a
seller wants to sell. It's the sales agent's job to make sure these two
parties continue to be happy with each other and not relay negative personal
feelings back and forth which creates bitterness.
